As a Portfolio Manager, you will oversee a range of buildings, ensuring their optimal performance across key areas including credit management, financial administration, leasing, and facilities maintenance. Your responsibilities will include managing budgets, driving marketing and communication efforts, engaging with communities and stakeholders, and implementing business strategies. Leading and developing your team will be crucial to ensure effective execution of these responsibilities and the achievement of portfolio goals.
What You Will Bring
- Education: Minimum Grade 12; a business or property-related tertiary qualification is preferred.
- Certifications: Valid Fidelity Fund Certificate (FFC) and compliance with education requirements set by the Property Practitioners Regulatory Authority (PPRA).
- Experience: At least 5-7 years of experience in commercial property or centre management.
- Driver’s License: A valid driver’s license is required.
- Technical Skills:
- Advanced computer literacy, particularly in MS Office (including Excel) and property management systems (e.g., SAP or MDA).
- Expertise in budgeting, financial management, and expense control.
- Market Awareness: Strong awareness of property market trends with the ability to adapt strategies accordingly.
- Property Management Knowledge: In-depth knowledge of property/centre management and technical aspects related to property maintenance and repairs.
- Communication Skills: Strong verbal and written communication skills with the ability to negotiate effectively and build relationships with tenants, brokers, and other stakeholders.
- Legal Knowledge: In-depth understanding of lease agreements and common law principles applicable to leasing, as well as relevant statutory requirements (Occupational Health and Safety, POPIA, FICA, Labour Relations Act).
- Leadership Ability: Proven ability to manage and lead a team effectively.
What You Will Be Doing
- Team Leadership (10%): Oversee performance management, training, development, drive corporate culture change, and ensure a positive work climate. Address any performance issues promptly.
- Marketing of Space & Renewals (40%): Manage the vacancy list and marketing plan, handle lease negotiations, secure sustainable income streams, ensure accurate contract administration, timely tenant installations, and monitor outstanding renewals.
- Property Management (30%): Supervise service contracts, inspections, tenant installations, and maintenance. Ensure compliance with OHS Act and other statutory requirements while managing recordkeeping and preparing management reports.
- Budgeting & Expense Control (10%): Contribute to budgeting processes, manage income and expenses, oversee energy management initiatives, evaluate income streams, manage outstanding rent-rolls, and handle legal cases as needed.
- Liaison (10%): Facilitate communication between tenants, clients, brokers, and the public. Address tenant issues effectively while providing feedback to external clients and assisting brokers with queries.
